The 90-Day Elite Closer Program · By application

Stop chasing deals. Start controlling them.

You were taught that great service closes deals. Rapport, quick replies, product knowledge, follow-up. Top closers do all of that too. They also run a repeatable sales process that keeps every deal in their hands. Most consultants have never been shown one. New Home Closers Academy teaches it.

Two minutes to apply. If it's a fit, we book a 30-minute call.

The 90-Day Elite Closer Program is for new home, off-plan and house-and-land sales professionals. You get one repeatable process for every deal and every buyer, plus 90 days of weekly coaching on your live deals. It runs inside the process you already use, whether your company built it or you did.

Chasing is the symptom. Having no sales process is the cause, and that's what we fix.

By application.

The belief

Great service doesn't close the deal on its own.

Ask most new home salespeople what closes a deal and you'll hear the same list. Build rapport. Reply fast. Know the product inside out. Follow up on time.

That's good customer service. Buyers need it, and you should keep doing it.

But it's all this industry teaches. So when deals stall, the fix is more service. More follow-up, longer hours, more energy in every meeting.

If service closed deals, the most helpful person in your office would be the top biller. Usually they aren't.

The top biller gives buyers the same service you do. Same leads. Same market.

So why do they close more?

Our story

We were the consultant every buyer loved.

Late nights. Weekend appointments. Every call answered, every question covered, every follow-up on time. Buyers left our meetings smiling.

Then they bought somewhere else, or didn't buy at all.

"You were so great to deal with," they'd say on the way out. The hours, the paperwork, all the running around and calling around were gone, with nothing to show for it.

For a long time we didn't know what was missing. We only knew it kept happening.

Then we started to see the pattern. A buyer raised a concern and we nodded and waited it out. A meeting ended on "we'll think about it" and we let it. We couldn't get a commitment. Every conversation went wherever the buyer wanted to take it, and we went along with it.

The first time we ran a defined process, it felt clumsy. Every meeting had a job to do, and we had to remember what it was.

But the friction started to go. The objections we used to wait out came up less, because we'd already dealt with them. We started to see where control came from with each kind of buyer. We led the conversation, and the buyer was happy to follow.

Then one day we realised we weren't thinking about the process anymore. It was just how we sold.

The vehicle

Nobody told you there was a process.

That's what the top biller has. A sales process that sits underneath the service.

Most of this industry is taught that rapport, product knowledge and follow-up get deals over the line. Hardly anyone is shown that a sales process exists at all.

So consultants never pass on process. They just never knew it was there to learn.

With no process, every conversation runs on instinct. Deals stall, so you lift your service. A new follow-up routine. Longer hours. More product detail. None of it sticks, because service was never where the deal broke. So deals slip in the same places, lead after lead.

Watch a top closer with an unsure buyer. Nothing about it looks like chasing. They walk in knowing what has to be settled, and they settle it.

When the wish list and the budget don't match, they line them up early, before the buyer falls for something they can't have. When a buyer wavers, they don't push and they don't wait. They guide the buyer to a decision the buyer feels sure of.

Then the roles flip. The buyer stops steering and starts asking, "So what happens next?" The top closer always has the answer, because they decided it before the meeting began.

Same leads and the same market, run a different way.

A sales process is what closes the deal.

Where it comes from

Built only for new home sales. Proven over 15+ years.

Most sales training is written for every industry at once. This process was built for new home, off-plan and house-and-land sales and nothing else.

It has more than 15 years in new home sales behind it. Every stage of the sale was mapped. Every point where deals stall was traced to its cause. Every meeting got one set way to run. Then it was tested on live deals and real contracts until it held. None of it is borrowed from another industry or repackaged from another course.

Keep your service. Add the process underneath it. You spend less time with each buyer for the same result or better. Every meeting ends with a next step you set. You know where every deal stands. Fewer deals fall over late. Results get more predictable, and selling feels controlled instead of exhausting.

How control works

Every deal rests on three things.

You don't need pressure or a big personality to close. Control means the buyer depends on you for something they need to get what they want.

What they can do

What the buyer can actually do, what they believe they can do, and the distance between the two. It's rarely said out loud. Find it early and you know what every conversation has to settle before it starts.

What gets built

What's included, what can change, what can't, what it costs and how it fits the way they plan to live in it. Settle it before the deposit so it doesn't unravel between deposit and contract.

Where it goes, and when

Location and timing. Most often it's the constraint the whole deal is quietly working around. Name it early and you deal with it before it turns into an objection.

Hold none of the three and you don't have a deal. You have an information session.

Closing starts at the first meeting. Most consultants treat each appointment as a one-off. The buyer sees one continuous process, and the whole way through they're deciding whether you're worth depending on. Closing is every conversation, run in order.

30 minutes on video. We find exactly where your deals slip.

But will it work for me?

You don't have to become someone else.

"I've been selling for years."

Years in the job make your service sharper. They don't hand you a sales process if nobody ever showed you one. If you can name deals this year that should have closed and didn't, experience hasn't closed that gap.

"My company already has a process."

Keep it. Some people run their company's process. Some run one they built themselves. Either way, the Program finds exactly where deals slip inside it and closes those gaps. If your process already told you what each conversation has to settle, your deals wouldn't keep stalling at the same point.

"I can't change how I sell."

You won't have to. Control isn't pressure and it isn't personality. You keep your service and your style. The process sits underneath them. It's built on situations you already handle every day at work, and it works at any experience level.

The process fits the way you already sell.

But it's out of my hands

Your pipeline is yours. So is every leak in it.

"It's the market."

When a month goes quiet, the market takes the blame. There just aren't any qualified buyers out there. But the buyers are already in your pipeline. More leads, run the same way, stall in the same places. The deal goes to whoever controls the next move.

Whether the lead came through the builder, the developer or you, once it's yours, converting it is on you. And you're selling something the buyer can't fully see yet. A block that's still dirt. A home that's still a plan. An apartment that's still a rendering. Settlement is months or years away. The buyer's confidence has to last long enough for the market to move, a partner to get cold feet or a competing project to open. A process is what holds that confidence across the wait.

"My buyers are different."

Service changes with every buyer. The process stays the same, and you get a playbook for every kind of buyer you'll meet:
  • First home buyers
  • Investors
  • Cash buyers
  • Buyers with finance approval
  • Landowners and subdividers
  • Upsizers and downsizers

"I don't have time."

Set aside time for the learning material and the weekly coaching calls. The rest happens at work, on the buyers already in front of you. So it fits inside your job instead of adding to it.

The gap won't cost you one deal. It repeats on every lead you work.

How you run the sale is the one part you control.

What one more deal is worth.

Same leads you already get, run through one process. See what one more deal a month is worth to you.

$AUD
Extra deals a month

1 extra deal a month, over a year

$120,000

12 more deals from the 780 buyers you see a year. That's about 1.5% of them.

Better leads won't change this. Next month's leads will get worked the same way.

If the Program doesn't fit, we'll tell you on the call.

Illustrative, from the figures you enter. Not a prediction or promise of earnings.

How it works

How it works, from application to day 90.

  1. 1

Apply. About two minutes. Seven short questions on how your sale runs today.

  2. 2

Strategy call. If it looks like a fit, you pick a time for a 30-minute video call with an NHCA coach. The call is about how your sale runs today. We map it stage by stage and name the gaps costing you deals. You leave knowing whether the Program fits. If it doesn't, we'll say so.

  3. 3

Your place. If the Program fits you, we cover the price on the call and offer you a place. You get the Program terms before you sign.

  4. 4

Map your sale. We go through every stage you run today and mark exactly where deals stall.

  5. 5

Run it live, every week. You start using the process on your next deals. You get 1-on-1 coaching every week on the deals in your pipeline. Calls run longer at the start and get shorter as the repetition builds and you understand the systems. There's also a weekly Program Q&A for whatever has you stuck.

  6. 6

Day 90. By now you've run the method on your live deals for 90 days. One standard sits under all of it. No conversation ends without a next step, and no stall goes unexplained.

Intake is capped so the coaching stays hands-on.
