01 — Where it goes wrong
Effort is not your problem.
Almost every consultant losing deals is already working hard. Longer hours, more follow-up, more enthusiasm on the floor. The industry's answer to a conversion problem is almost always to prescribe more effort, and it almost never works.
What separates the top of the floor is not energy. It is that they run a process, and they run the same one every time. They know what the first conversation is for. They know what has to be true before a land tour. They know what a stalled deal actually means.
Everyone else is improvising, one buyer at a time, and calling the result luck.
02 — The Framework
Control is structural, not personal.
Most consultants believe control comes from skill — better questions, better presentations, better closing lines. It doesn't. It comes from structure, and structure comes from leverage.
Control is the condition where the buyer depends on you for something they need in order to get what they want. When that condition exists, the deal progresses because the buyer needs it to. When it doesn't, the deal disappears politely and nobody can tell you why. In new home sales there are exactly three things capable of holding it together.
Three things, and only three, are capable of holding one of these deals together.
An anchor is what turns a good option into the only acceptable one. Features are reasons to consider you. Anchors are reasons to need you.
Without leverage in any of them, you don't have a deal. You have an information session.
03 — The Sales Cycle
A deal is a sequence, not an event.
The sale runs the same cycle every time. Knowing where you are in it is what separates a process from a series of conversations.
Most consultants treat each appointment as its own event — prepare for it, run it, hope it goes well, book the next one. The buyer experiences something different: one continuous process in which they are steadily deciding whether you are worth depending on.
The sales cycle is that process, mapped. What each stage of the deal is actually for, what has to be true before it can move, and what it means when it doesn't. Run without it, the same appointment can go well and still leave the deal exactly where it was.

04 — The Curriculum
The first half is the operating logic.
Taught in the exact order it is learned and applied in the field. Each module builds the interpretive foundation for the next.
The second half is the execution layer — the sales cycle worked in detail: what actually happens in each meeting, and how anchors are built rather than assumed.

Diagnose and rebuild the front end
Audit what you're doing now and find where deals are leaking. Rebuild the enquiry-to-first-consult sequence, because nothing downstream can be fixed while the front is mis-aimed.
Run the framework in the field
Apply the structures on live buyers. Weekly deal review on real appointments. This is where most of the change happens, and where most of the discomfort is.

Tighten the back end, close the gaps administration creates, and get the process running the same way every time — including on the weeks you don't feel like it.

08 — The Arithmetic
Do the math with your own numbers.
Commission on a new home deal runs roughly $5,000 to $15,000 depending on your market and structure. Most consultants write one to three a month. Good ones, two to four.
Take your own commission rate. Multiply it by one extra deal a month, then by twelve. That figure is what the gap between where you are and where the top of your floor sits is worth to you annually.
